Old Westland Realty recommends that buyers check the following prior to making an offer:
Seller’s Checklist

1.

Provide a list of features of your home to your Real Estate Agent.
|
|
2.
|
Refer any prospect who calls or comes by to your broker for pre-screening and your own safety.
|
|
3.
|
Tell your Real Estate Agent all about the home, good and bad. Let the professional decide how to handle any negatives and feature or highlight the positives. Let the home and your Real Estate Agent do the selling.

4.
|
Decide on a price, with your Real Estate Broker, based on current Market Values.
|
|
5.
|
Clean everything, including yard. This signals a well cared for home.
|
|
6.
|
Unclutter your home. The less "stuff" you have in the home , the roomier it will seem.
|
|
7.
|
Let the light in. Bright open rooms feel large and inviting.
|
|
8.
|
Let fresh air in. People are most offended by odors such as tobacco and pets.
|
|
9.
|
Fix anything that is broken. Plumbing, electrical, windows, screens, doors fences. If it cannot be fixed replace it or get it fixed.

10.
|
Make sure that all pets are secured. (No biting dogs etc.)
|
|
11.
|
Paint. There is nothing that improves the value of a home for a lower cost, more than a fresh coat of paint.

12.
|
Keep noise down when Realtor is showing property. Silence is a restful sound that offends no one.
|
|
13.
|
Make sure that the temperature in your home is comfortable.
|
|
14.
|
Be available in case prospective buyers have questions, and answer questions truthfully,...but don't crowd them.
|
|
Remember: A buyer will tend to make a much lower offer if your house is in disrepair.
